Terms of Service

Morning Tree Resort operates a resort in the Kingdom of Cambodia and uses this system to manage reservations, check-in and check-out, billing, guest communication, and internal operations. Some features (such as messaging via Facebook, Instagram, or Telegram) are only available if you initiate contact through those channels.

• Rates are quoted in US Dollars (USD). Payment in Cambodian Riel (KHR) is accepted at the daily exchange rate we set.
• A reservation is only confirmed after we record a deposit or full payment and issue a confirmation.
• Full payment of the room charge is required at check-in.
• A receipt is issued for every payment. An invoice can be issued on request.

Cancellation and refund terms are shown at the time of booking and may vary by rate plan or promotion. Where a refund is granted, it is processed back to the original payment method where possible. No-shows may be charged in accordance with the booking's cancellation policy.

• A valid government-issued ID is required from every guest at check-in, in accordance with Cambodian law.
• Standard check-in and check-out times are posted at reception. Early check-in and late check-out are subject to availability and may incur a fee.
• We may refuse check-in if payment, ID, or booking status is incomplete.

Guests are expected to respect other guests, staff, and the property. You are responsible for any damage caused by you or your visitors during your stay. Smoking is only permitted in designated areas. Illegal activities, weapons, and unregistered overnight visitors are not allowed. We may terminate a stay without refund for serious breaches of these rules.

We take reasonable care to provide a safe stay, but we are not liable for loss, injury, or damage caused by circumstances outside our reasonable control, including natural events, utility outages, third-party actions, or acts of government. Valuables should be stored in the in-room or reception safe.

The Morning Tree Resort name, logo, photographs, and content on our booking pages are our property or that of our licensors. You may not reuse them without written permission.

We may update these Terms from time to time. Changes take effect when posted on this page. Continued use of the service after changes are posted means you accept the updated Terms.

These Terms are governed by the laws of the Kingdom of Cambodia. Any dispute will be handled by the competent courts of Cambodia.
